PRE-BUILD:

Design form 

Here at SK2 we like to get to know our clients by starting out with our design form. By filling out this form, we can get a clear idea of what you're looking for, and how we can best help you.

Design & Proposal

So you have filled out the design form and we have sent you a bunch of floor plans, now what? Well now begins the fun part! We will connect you with our designer, and together we will create a main floor plan and elevations (outside views) for your future dream home. This is where we show you what it’ll look like! We also produce photo-realistic renderings of the inside & outside - we like to take the guesswork out of this process!

Once we have the floor plan and elevations completed to your liking, we will send you a proposal to give you an idea of the budget you will need to make your vision a reality. 

Bids & Banks

You love the plans and are satisfied with the budget, it’s now time to send off your home plans to your onsite trades so that they can accurately quote your foundation and onsite hookups. For more information regarding what is not included in our scope of work, please visit the following link.

This would also be a good time to speak with a bank/lender and to ensure that your financing is secured. Once your bids come back and you submit them to your bank/lender, everything will get sent for an appraisal. Do not be surprised if the appraisal process takes a few weeks. Appraisals in North Dakota and Montana currently have an approximate turnaround time of 8 weeks before clients are receiving official bank/lender approvals. 

BUILD:

From framing to delivery, It will take us approximately 6 months to complete your home. During these 6 months you will work with our team to make finish selections, you will receive photo and video updates, and you will have the opportunity to make appointments to tour your home on our build site. 

Once your home is completed, it will be delivered to your yard and placed on the foundation. A team member will be onsite the following day to do a post-move walk-through and home inspection.  

POST-DELIVERY:

The trades that you have hired for electrical, plumbing, and HVAC will need approximately 1-2 months to complete the hook-ups to your home and get it connected to the sewer and water.  You will also need someone to build and install your basement stairs during that time frame.

If you plan to have a porch or garage added to your home, these things would also take place post-delivery by the trades of your choice. 

MOVE-IN:

It’s now time to move in and enjoy your new home! If things arise once you have settled in and you have questions or concerns, we encourage you to reach out to our team, and we will happily assist you. 

Once your home has been through four seasons on its foundation and has had the chance to settle, as part of our warranty services, we will send someone to repair any drywall cracks that have arised.
